Hundreds Of Leaking Laps
- You See
- Drips at many lap lines across a large steel roof.
- What It Means
- Foam bridges every lap and fastener in one sprayed layer, so leaks stop without chasing them joint by joint.
As a Sioux City spray foam roofing contractor, we spray polyurethane foam over metal and flat roofs, then seal it with a protective coating.

Sioux City spray foam roofing needs a dry, firm surface for the foam to grip. Compare your roof with each row.
| Roof Detail | Ready For Foam | Fix Or Rethink First |
|---|---|---|
| Existing roof | Metal panels, built-up, or single-ply | A roof with loose layers or failed adhesion |
| Moisture | Dry readings across the roof | Wet insulation that has to come out first |
| Rooftop equipment | Units that can be shut down or covered | Air intakes that must run during spray days |
| Drainage | Low spots foam can be tapered to fix | Drains with no outlet path to fix |
| Insulation goal | Owner wants more insulation on top | Owner needs only a waterproof coat |
Foam is often the answer when a roof has too many joints to chase one by one.
Foam roofs are built in layers. The choices below set the foam depth and the coat on top.
Foam sprayed straight onto cleaned, primed metal covers ribs, laps, and screws in one pass.
A worn foam roof gets cleaned, damaged foam repaired, and a new protective coat at the specified thickness.
The protective coat over foam can be silicone or acrylic, picked by drainage and the recoat plan.
Spray foam turns a leaky, thinly insulated roof into one sealed, insulated surface.
Insulation value goes on top of the roof deck, which helps buildings that run heat or refrigeration all year.
One continuous sprayed surface runs across laps, seams, and fastener rows, so water has no joint to find.
Sprayed foam weighs much less than a reroof with new board and membrane, so most framing carries it without added structure.
Thicker foam in low areas moves water toward drains that used to sit under ponds.
Call and tell us where the moisture shows up. We check whether it is a roof leak or condensation, and whether foam would fix it.

We take moisture readings and cores, check adhesion of the old surface, and map every air intake and vent near the spray area.
Wet insulation comes out and gets replaced. The roof is washed, loose material scraped off, and bare steel primed.
Rooftop units are shut down or covered, intakes sealed, and nearby vehicles and walls masked against overspray.
Foam goes on in passes to the planned depth, thicker in low areas so water drains. We check depth with a probe as we go.
Within the window the foam maker lists, the coating goes over the foam to block sunlight, built to the specified mils.
Some roofs only need a waterproof coat. These systems cover those jobs.

Steel roofs with dry insulation underneath often need only fastener work and a metal coating.
Metal roof coatingLow-slope roofs that pond but have dry insulation can take silicone directly.

Pitched panel roofs that shed water quickly fit an acrylic system.
Acrylic roof coatingAnswers on foam cost, leaks, service life, recoating, and Iowa energy code.
Foam cost turns on foam depth, the protective coat, and prep. For planning we use about $2.50 to $4.00 per square foot for coating-scope work and about $5 to $8 for replacement-scope work. Inches of foam, tear-off, wet insulation, roof access, and total size decide where a foam job lands.
In most cases, yes. Foam covers the laps, seams, and fasteners of a steel roof in one continuous layer and bonds to the cleaned metal, and a coating over it blocks sunlight. Loose panels and rotted spots still get fixed first, because foam sprayed over a moving or wet surface fails early.
A foam roof can last for decades if its protective coat is kept up. Sunlight breaks down bare foam, so the coating is the wear layer, and manufacturers commonly rate those coats for 10 to 20 years by thickness. Recoating on schedule and patching punctures from dropped tools keep the foam protected.
When the protective coat thins, cracks, or lets foam show through. Inspections catch thin spots, chalking, and blisters first. Foam left in the sun turns brown and erodes. We clean the roof, repair damaged foam, and apply a fresh coat at the specified thickness while the foam itself stays in place.
It can. Iowa's energy code applies statewide to construction with heated or cooled space, and the state uses the 2012 International Energy Conservation Code commercial provisions. Because foam adds insulation to the roof assembly, we confirm any insulation requirement with the Sioux City Inspection Services Division before the job starts.
Units near the spray area are shut down and their intakes covered while foam goes on, so overspray and fumes stay out of the building. We plan those hours with you ahead of time and restart the equipment once the area is clear.
